Data Sources

Market updates are based on residential real estate data from established industry reporting tools, including MLS-based market and RPR reports. These reports summarize closed sales, new listings, inventory levels, pricing, and time on market for the prior month.

All information reflects historical market activity and is provided for general informational purposes.

What I Review Each Month
 

Each month, I review the following metrics at the Lincoln and ZIP-code level:

  • Number of homes listed
  • Number of homes sold
  • Average sales price
  • Average days on market
  • Sale-to-list price ratios

Looking at the same metrics consistently helps identify shifts in demand, pricing pressure, and inventory availability across different areas and price ranges.

Why I Track by ZIP Code
 

Rather than relying solely on broad citywide numbers, I track select Lincoln ZIP codes month over month. ZIP-level tracking helps reduce data overlap and provides a clearer view of how activity changes in different parts of the market over time.

Using consistent geographic boundaries also improves comparability from one month to the next.
